1.   What is LARIS?
LARIS means 'Land Application and Registration Information System' which allows applicants (land owners and advocates) to apply land-related applications via online.

 
2.   What is your main requirement before applying using LARIS?
Applicants (land owners / advocates) are required to have an 'e-Darussalam' account :-

    1. Visit www.gov.bn to register 'e-Darussalam' account
    2. Activate account (Land Department / Electrical Services Department / Land Transport Department / Public Service Commission)


 

3.   What types of applications are available?
·        Transfer of Land Ownership
·        Change of Land Special Conditions
·        Land Charge to Financial Institution
·        Lease of Private Lands (Lease for More than 7 years)
·        Lease Renewal for Private Lands

 

4.   How to apply?
The procedure is as follows:-

  • Browse www.tanah.gov.bn
  • Choose icon 'LARIS' and Sign in.
  • Select Land Application Type and fill in the information required.
  • Upload the relevant scanned documents.
  • Declare Information (All information filled in must be true and correct).
  • Click "Save" button to save the information for further review and submit the application by clicking the "Submit" button.



5. What are the required documents?

You are required to scan all original copies of your relevant documents in "pdf" format and upload the scanned documents based on your type of applications :-

 
1. Transfer of Land Ownership

·        IC of all Applicants
·        Land Title
·        Latest Receipt of Payment of Annual Rent (Current Year)
·        Sales and Purchase Agreement (if sales and purchase)
·        Letter of Approval to own land from the Prime Minister Office (for monthly paid Government employee only) (Officer on monthly paid)– General Order Requirement
·       
The following are to be attached in a statement for Landowner who only  has one (1) piece of land

  1. EDR/LOT number or TOL number of Applicant's Residence
  2. Rented, own residence or lodging
  3. Relationship of the applicant with the owner of the residence if lodging




2. Change of Land Title Special Condition

·       IC for Applicant and Spouse

·       IC for all land owners and spouse
·        Land Title
·        Latest Receipt for Payment of Annual Rent (Current Year)
·       
Approval Letter and Location Map for Access Road approved to the Lot applied for the Change of Land Title Special Condition. (IF no access road to that Lot)·       For multiple owners, written agreement signed by all owners endorsed in High Court is required to be attached




3. Land Charge to Financial Institution

·        IC for Applicant and Spouse​
·        Land Title
·        Latest Receipt for Payment of Annual Rent (Current Year)
·       
Receipt for Payment of Stamp Duty and Penalties (if applicable).​
·       
'Memorandum Of Charge' which has been stamped with Stamp Duty Payment and Penalties Payment (if applicable)​
·       
Company Registration Certificate Sec. 16/17 and copy of latest IC for Company Shareholders (If any)

·       
Establishment of Private Company and Form 'X' with copy of latest IC for Company Shareholders​ (If any)
·        The Restrictions Form signed at the High Court​​ (If any)
·        
The document "Development Agreement", if using the "Power Of Attorney" (PA)​



 
4. Lease of Private Lands [Lease More Than 7 years]

·        IC for Applicant (Lessor) and Spouse
·        IC for Lessee and Spouse
·        Land Title
·        Latest Receipt for Payment of Annual Rent (Current Year)
·        Receipt for Payment of Stamp Duty and Penalties (if applicable)
·        Lease / Sub-Lease Agreement which has been stamped with Stamp Duty Payment and Penalties Payment (if applicable)
·        Sales and Purchase Agreement
·        Development Agreement
·        Occupation Permit
·        Company Registration Certificate Sec. 16/17 and copy of latest IC for Company Shareholders (If any)
·        Establishment of Private Company and Form 'X' with copy of latest IC for Company Shareholders (If any)
·        The Restrictions Form signed at the High Court (If any)
·        Lease Application Summary Form




5. Lease Renewal for Private Lands - For Expiry Balance / Remainder Period Less Than 18 Months and Below

·        IC for Applicant and Spouse
·        Land Title
·        Latest Receipt of Payment of Annual Rent (Current Year)
·        Death Certificate and Private Letter of the Deceased's Beneficiaries (Applies only if the Land Title has expired)
·        Death Certificate and Letter of Administration (Applies for if the Land Title was has expired)

·        Lands with 18 months ​unexpired lease, eight (8) sets of 'Development Agreement' and Building Plans are to be submitted to Lands Department




6.   What is the annual rent for each lot? 

Land owners are required to pay the annual rent for each lot based on the area and land special conditions as below:
